Question 1

Which clients and properties is BLuEngineering suited to?

Accepted Answer

Our focus is on properties with 6 or more residential units as well as commercial, municipal and industrial buildings. For smaller residential buildings and single-family homes, we recommend a local energy consultant.

Question 2

How is BLuEngineering different from conventional energy consulting?

Accepted Answer

Conventional energy consulting delivers reports. We deliver results: a funding strategy integrated from the outset, support with implementation included, and results measured through monitoring.

Question 3

Are you manufacturer-independent?

Accepted Answer

Yes. We have no sales agreements with manufacturers or installation companies. Our recommendations are based solely on technical and economic criteria.

Question 4

As an owner, do I have to act immediately?

Accepted Answer

§ 71 of the German Buildings Energy Act (GEG) sets out obligations when a heating system fails or a new one is purchased – not for systems that are running and working. In the initial consultation, we clarify what applies to your specific situation.

Question 5

What does a heating replacement cost – and how much funding is available?

Accepted Answer

BEG EM (federal funding for individual measures): 30–70% of eligible costs, depending on income situation and measure. We calculate this for your specific case – with a comparison of options and a cost-effectiveness calculation.

Question 6

Can you plan several properties together?

Accepted Answer

Yes. For housing companies and municipalities with portfolios, we develop holistic renovation strategies with prioritised measures and bundled funding applications.

Question 7

Which funding programmes can you apply for?

Accepted Answer

BEG EM, BEG WG (residential buildings), BEG NWG (non-residential buildings), KfW, iSFP (BAFA), Kommunalrichtlinie (federal funding guideline for municipalities), EEW (industry). The funding strategy is developed individually for each project.

Question 8

Are your design services themselves eligible for funding?

Accepted Answer

Yes. Design and consulting services are generally eligible for funding under the BEG programmes. We clarify the exact requirements in the initial consultation.

Question 9

What is an iSFP – and when is it worthwhile?

Accepted Answer

The individual renovation roadmap (iSFP) is a BAFA-funded planning tool. If you renovate in line with an iSFP, many BEG measures qualify for an additional funding bonus of 5 percentage points. Recommended if you are planning several renovation steps.

Question 10

What is technical monitoring – and when does it make sense?

Accepted Answer

Technical monitoring (TMon) is independent quality assurance that checks, from design through to day-to-day operation, whether the building and its systems actually achieve the planned performance. Recommended for total construction costs above €2 million; mandatory under GEG § 71a for non-residential buildings with a heating/cooling capacity of 290 kWth or more.

Question 11

What do TMon services cost?

Accepted Answer

Based on AMEV benchmarks, the effort amounts to 0.2–0.5% of total construction costs. This is offset by proven energy cost savings of at least 10% per year – so the effort usually pays for itself within a few years.

Question 12

How can TMon be financed?

Accepted Answer

The costs can be budgeted in full as part of the total construction costs under DIN 276 – cost group 740 (expert reports and consulting). Phased financing via construction costs and operating costs is also possible.

Question 13

How quickly can you start?

Accepted Answer

As a rule, we will get back to you with a specific quote within 5 working days of your initial consultation.

Question 14

Can we commission BLuEngineering for individual service phases only?

Accepted Answer

Yes. Our services can be booked on a modular basis – from an energy cost analysis as a stand-alone service to the complete design and implementation process.
