Technical monitoring: we make sure your system delivers in operation what you were promised at the design stage.
New buildings rarely run optimally from day one – too many interfaces, too little control after acceptance. We independently check whether design and operation match, identify deviations early and make sure your investment delivers what it was meant to.

The starting point
Acceptance is not the end – it is the moment that shows whether everything works.
After acceptance, nobody is responsible any more. The design engineers have moved on, so has the contractor – and the system runs however it runs. That this often does not match what was planned frequently goes unnoticed. Until energy costs turn out higher than expected, complaints come in or an expert has to be called in.
Technical monitoring closes this gap: as independent quality assurance that works not for the contractors, but for you.
Our services
Technical monitoring for projects.
Ongoing quality assurance across all project phases – from design through to ongoing operation.
- Development of the monitoring concept: test parameters, target values, measuring and metering concepts for all trades, requirements for data provision
- Updating of the concept across all design phases
- Coordination and support of trial operation before acceptance
- Evaluation of operating data, target/actual comparison, identification of deviations
- Monitoring reports monthly in the first year of operation, quarterly in the second
- Final report once the fine-tuning phase is complete
Commissioning monitoring
Independent control at the most critical moment of a construction project.
The most critical moment of a construction project is commissioning – and this is precisely where independent control is most often lacking. Commissioning monitoring accompanies the contractors’ technical commissioning management as a separate quality assurance module.
GEG § 71a
- Review of the technical commissioning concept for completeness and plausibility
- Participation in design and site meetings on commissioning
- Checking that test reports, checklists and confirmations are complete
- Support during the cross-trade commissioning phases
- Verification that the statutory requirements of GEG § 71a (German Buildings Energy Act) are met
Process
Four steps to reliable operating results.
Analysis
Review of the design documents, system parameters and target values of the engineering design. Derivation of project-specific test parameters, definition of measuring points and data requirements. The goal: a monitoring concept that fits your project – not a model building.
Concept
Development of the complete monitoring concept: test parameters, target values, schedule for trial operation, reporting cycles and responsibilities. Coordination with all project participants, handover of the requirements to the design engineers. We set the benchmark – before anything is measured.
Design
Updating of the concept based on the detailed design, definition of the requirements for commissioning and trial operation. Ensuring that measuring and data technology is tendered in a way that makes the monitoring actually feasible.
Implementation
Execution and evaluation of trial operation, ongoing monitoring reports during the occupancy phase, documentation of all deviations with recommendations for action. We stay involved until operation is stable and the target values have demonstrably been achieved.
